A boiler that repeatedly loses pressure is rarely something to ignore. You may be able to top it up and get the heating working again, but if the gauge falls back down over hours, days or weeks, water is going somewhere it should not. Finding the reason early can prevent a cold home, a boiler lockout and a more expensive repair.

For most modern sealed heating systems, the pressure should usually sit around 1 to 1.5 bar when cold. It will rise a little while the heating is running. The precise level varies by boiler and system, so follow the manufacturer’s guidance where available. If the pressure falls below the boiler’s minimum operating level, many boilers will stop as a safety measure.

Why does boiler pressure keep dropping?

The usual reason is a small water loss from the sealed central-heating system. Sometimes the source is obvious, such as a drip under a radiator valve. Often, though, it is hidden beneath floorboards, inside the boiler or leaving through an external discharge pipe.

Topping up the pressure restores water to the system, but it does not cure the underlying fault. Repeatedly refilling it can also introduce fresh oxygen-rich water, which encourages internal corrosion over time. A one-off top-up after radiator bleeding can be normal. Needing to do it regularly is a reason to arrange a proper diagnosis.

A leak from a radiator, valve or pipework

Small leaks are among the most common causes. Check around every radiator, particularly where pipes enter the floor or wall, and inspect the valves at either side. Look for damp patches, staining, corrosion, white or green residue, or a slow drip.

Leaks do not always show as a puddle. Water can evaporate from a hot pipe or be absorbed into flooring and insulation. In older homes across Leeds and West Yorkshire, pipework concealed beneath solid floors or behind boxing can make a minor leak difficult to spot without professional testing.

If you find a significant leak, turn off the heating if safe to do so, protect nearby electrics and furnishings, and contact a qualified engineer. Do not remove the boiler case or attempt repairs to gas appliances yourself.

The pressure relief valve is discharging water

Your system has a pressure relief valve, often called a PRV. It is designed to release water safely if pressure becomes too high. A copper pipe usually runs from the boiler to an outside wall, often near ground level.

When the boiler is cold, check whether this pipe is dripping or leaving a wet patch. A discharge pipe that is continually wet may point to a faulty relief valve, an expansion vessel issue or a pressure level that has been set too high. Because water has escaped, the boiler pressure then drops.

This is not usually a repair that should be guessed at. The engineer needs to establish why the valve opened before replacing a component or repressurising the system.

An expansion vessel fault

The expansion vessel manages the natural increase in water volume as your heating system warms up. When it loses its charge or fails, boiler pressure can climb sharply while the heating is on, sometimes towards 3 bar. The relief valve may then release water outside. Once the system cools, the gauge can read very low.

This pattern is a useful clue: the pressure looks acceptable when cold, rises unusually high with the heating on, then falls again later. An engineer can test the vessel, re-charge it where appropriate and check whether the relief valve has also been affected.

A fault within the boiler

Internal components can also allow water to escape. Common areas include automatic air vents, seals, valves and, less often, the heat exchanger. These faults may leave only slight signs at first, but they need the boiler casing removed and checked by a Gas Safe registered engineer.

A boiler repair should not be limited to making the gauge look right. The source of the pressure loss needs identifying, the faulty part needs addressing, and the system should be tested afterwards to make sure the repair has held.

Recent radiator bleeding or work on the system

Pressure commonly drops after air has been bled from radiators because a small amount of water leaves with it. The system may simply need one careful top-up afterwards. The same can apply following installation work, a new radiator or a boiler repair.

However, if you have topped it up once after planned work and the pressure continues falling, treat that as a separate issue. It may be a loose connection or another fault that was not apparent initially.

Safe checks when your boiler pressure keeps dropping

Start by looking at the boiler pressure gauge when the system is cold. Make a note of the reading, then check it again after the heating has been on and once it has cooled. This helps reveal whether the pressure is steadily falling or rising too high during use before falling back.

Look around accessible radiators, valves and visible pipework for signs of moisture. You can also check the outside pressure relief discharge pipe for persistent dripping. Take care on cold or wet surfaces and do not block, cap or alter this pipe.

If you know how to use your filling loop and your boiler manual permits it, you can top up a low-pressure sealed system to the recommended cold level. Most are filled slowly to around 1 to 1.5 bar, then the filling loop is fully closed. Never overfill the system, and do not leave a filling loop open. If you are unsure which valves to use, stop and arrange help rather than forcing fittings.

Avoid topping it up day after day. Also avoid using sealants or additives as a substitute for diagnosis. They can occasionally have a specific use, but they are not a reliable answer to an unknown leak and may complicate repairs on some systems.

When to call a Gas Safe engineer

Book a boiler repair if pressure needs topping up more than occasionally, even if the heating still appears to work. Prompt attention is particularly worthwhile if you can see a leak, notice water from the discharge pipe, or see pressure rise close to 3 bar whenever the heating comes on.

Call for urgent help if the boiler has locked out and you have no heating or hot water, if water is leaking around the boiler, or if there are signs of damage to ceilings, floors or electrical items. For any smell of gas, turn off the gas supply only if it is safe to do so, open doors and windows, avoid switches and naked flames, leave the property, then contact the gas emergency service.

For landlords and property managers, a falling-pressure boiler should be dealt with before it develops into a tenant emergency. A CP12 gas safety certificate does not replace maintenance or repair work, but regular servicing can help identify worn components and developing faults before a breakdown.

Can a boiler lose pressure without a visible leak?

Yes. Water may be escaping through the pressure relief pipe outside, evaporating from a tiny leak on hot pipework or leaking from a component inside the boiler. Hidden pipework leaks are also possible. That is why a visual check is useful, but a clear floor and dry radiators do not prove the system is sound.

A boiler that keeps losing pressure is asking for attention, not endless refilling. Catching the cause while the problem is small gives you the best chance of keeping the repair straightforward and your home comfortably heated.
